Even bird needs a nest, how about human beings?

No matter we are poor or rich we need homes to live. This is not a wish but human right.

A growing demand:

  • Phnom Penh is one of the fastest growing cities in the world with the rate of urbanization of 7.6% annually.
  • The demand for low cost and environmental construction materials is strong in construction.
  • Ministry of Planning set the percentage of internal urban migrants at 35% of the total population (NIS, 2004). Most of the migrants are aged between 15-25. Phnom Penh has doubled in population between 1998 and 2010 (MoP, 2012), and the ADB estimates that by 2030, at least 44 percent of Cambodians will be concentrated in these urban areas.
  • Of those people a large majority is in the category of low and middle class with minimum salary wage $153 in 2017.
  • In Cambodia, based on statistics from the government, the nation will need 1.5 M new houses by 2030 mainly for the low and middle-income communities; these figures do not include houses for garment workers and existing demand. (MLMUPC, 2014).
  • There is a plan to build satellite cities in the Phnom Penh area, which will attract more investors to build schools, hospitals, supermarket and government institutions, therefore increasing demand for housing in those areas.

 A demand unmet by existing players:

  • Summary of players: The report from VTrust 2017 revealed that no developer builds houses that cost less than $25,000 in Cambodia. There is a very large need for more affordable houses; priced at around $10,000-$15,000, and below. Ministry of Land and Management defines middle-income people as households who earn below $500/month. Around 1M houses are estimated to be needed for this market.
  • Even though there will be public houses investment by World Bride, the unit price of a house will range between $25,000 and $30,000 and financial assistance will be available in the form of housing loans for those who want to purchase homes. This will target customers who earn over $500/month, not meeting the needs of the low-income populations. The location for this project is 20 km far from Phnom Penh.
